Joint Energy Procurement for Real Estate

NeoBid IMMO-Pool brings together the electricity and gas demand of several owners or occupiers in a purchasing group. Procurement takes place on a set annual date and focuses on green energy products.


Tender aggregated demand through a structured process

The model is designed for property owners, real estate companies, property managers and landlords with multiple tenants. Aggregation creates a shared tender volume. The terms available depend on market conditions, consumption profiles and the agreed supply conditions.

NeoBid structures the pool, organises the tender and makes the award process transparent. The purchasing group procures fixed-price supply, with a moderate level of organisational effort to coordinate the participants.

Include tenants and improve consumption transparency

Owners can invite their tenants to join IMMO-Pool, increasing the combined procurement volume. Where participants provide consumption data and agree how it may be used, the energy demand of the building can also become clearer.

These metering and consumption data can support the assessment and management of decarbonisation in building operations. Data availability and the quality of the selected energy product determine the contribution to the relevant ESG objectives. Participation alone does not justify a uniformly high ESG rating.

For green electricity, the German Environment Agency explains the difference between guarantees of origin and additional environmental benefits (in German). Green gas products also need to be assessed against their specific characteristics and supporting evidence.


Align participation with the portfolio and contract deadlines

Before joining, participants should clarify the scope of supply, existing contract expiry dates and available consumption data. The annual purchasing date needs to fit the planned delivery periods.

Organisations able to aggregate demand internally and wishing to choose their own purchasing date can also consider the IMMO-Fix fixed-price model. The appropriate structure depends on the property portfolio and how procurement is organised.
