Include energy.
Energy decisions must fit your portfolio, risk framework and reporting obligations. NeoBid combines property experience with joint strategy development and supports your teams with implementation.
Your portfolio.
Your basis for decisions.
We understand the perspective of owners and asset managers from our own professional responsibilities. Our work together therefore starts with your objectives and decision-making scope.
You receive a transparent basis for procurement and reporting. We coordinate day-to-day collaboration with your property managers and energy suppliers.
Our experience ↗Greater clarity.
More room to act.
For funds, insurers, pension funds, professional pension institutions, family offices and institutional direct investors. Our collaboration is tailored to your portfolio and mandate.
| Topic | Our contribution | Your benefit |
|---|---|---|
| Budget & risk | We consider volumes, contract terms and planned portfolio changes together. In the NeoBid Energy Platform, we monitor the market and develop your procurement and risk strategy before the tender. | You see which procurement options fit your budget objectives and approval processes. Price certainty and flexibility are deliberately weighed against each other. |
| Decision & documentation | We compare offers against jointly defined criteria. If requested, you receive prepared presentations on the Quick-Check and award decision. The responsible client selects the supplier. | Your decision is presented transparently for internal committees. Price, contract terms and portfolio requirements are assessed together. |
| Reporting & data | Using available data and agreed access, we prepare consumption figures and the CO₂ emissions derived from them. Tailored reports, presentations or datasets can support your own reporting processes. | You can use results directly or transfer data to ERP, ESG and other systems. We agree report formats, data scope and interfaces together. |
| Owners & tenants | If requested, we include tenants in the procurement strategy. We develop communication plans with asset and property management or handle the agreed outreach. Participation, mandates and data access are clarified. | You receive support in bringing owner and tenant consumption together. This can extend the view of the property beyond your own supply points. |
| Implementation & support | We coordinate the agreed tasks with your property managers. Supply-point changes can be initiated through NeoBid One; with appropriate authorisations, we support supplier coordination throughout the contract term. | You retain clear responsibilities and contacts. Strategy and operational support remain connected. |
Suited to the phase
of your investment.
Acquisition, holding and disposal raise different questions. We align energy topics with your particular decision-making needs.
Acquisition: understand the starting point
Existing supply contracts, deadlines and consumption data help clarify a property’s procurement situation. We identify commitments and open questions to consider in further planning. Scope and data requirements are agreed with your transaction team.
Energy in technical due diligence (TDD).
During acquisition due diligence, we provide a free, non-binding assessment of energy consumption, supply costs and contracts based on the available data. This helps identify unusual costs, contractual commitments and potential procurement options early. We support your transaction team and can also act as a specialist service provider for appointed TDD and due diligence firms.
Holding: develop the strategy
Market movements, tenancies, refurbishment or changes to heating supply can alter demand planning. We review the Procurement strategy with you and consider the agreed product and sustainability requirements.
Disposal: provide information
Organised contract and consumption information makes handover to buyers and future property managers easier. We prepare the agreed energy data and processes for your records; valuations and transaction decisions remain with the responsible parties.
Vendor due diligence: review energy costs before a sale.
As part of sale preparation, we review free of charge and without obligation whether existing energy prices and contract terms suit the property and the planned transaction. Where supply costs are high, we identify possible options. Where notice periods, commitments and the transaction structure allow, an early new contract for future delivery years may also be worth considering.
Improved terms and their impact on future operating costs can be documented transparently, including the term, consumption assumptions and price components. This gives potential buyers a firmer basis for their review. Actual savings depend on the market, consumption and the specific contract; we coordinate the transfer of supply contracts with the parties involved.
Your organisation remains
the starting point.
We complement existing teams and service providers. Objectives and approvals remain yours; we jointly allocate data provision, supplier contact and ongoing tasks.
Include multiple funds and portfolios
A joint tender may make sense where terms, volumes and requirements align. Contracting parties, authorisations and decision-making powers remain clearly assigned. Aggregation alone does not guarantee a price advantage.
Explore properties & uses ↗Work with existing property managers
We agree contacts, reporting channels and required data with your property managers. We agree which tasks NeoBid handles and which remain with property management before we start.
Good to know.
Does reporting automatically meet all requirements?
No. We align data scope, methodology and report format with your information needs. Whether this meets your reporting or evidence obligations must be assessed in the relevant context.
Can we start with part of the portfolio?
Yes, we can assess a limited starting scope together. Contract deadlines, the mandate, data availability and your specific objective are decisive. We take existing mandates into account.
What do you need for the Quick-Check?
Existing annual bills, a supply-point overview and upcoming deadlines often provide a good starting point. We identify exactly what information is still missing for the next decision.
