Owners & asset managers in detail ↗
Coordinate supply points, authorisations, contract deadlines and contacts across multiple properties. We support your team with agreed procurement and contract-support tasks. Tenant changes, vacancies and handovers are addressed with clear responsibilities. Owners or owners’ associations set the remit; you retain visibility over ongoing matters and outstanding tasks.
Property managers & managing agents in detail ↗Energy procurement needs to fit your operations: opening hours, occupancy, heating and cooling demand, and planned site changes shape your requirements. We coordinate procurement for owned or leased premises where you are responsible for the supply contracts. Together, we align budgets, volume flexibility and approvals so your team can focus on day-to-day operations.

Office, residential or operational property: choose a use to explore its main requirements.
Explore all property types ↗Occupancy and operating hours shape electricity demand for lighting, ventilation and cooling. Vacancies, new tenants or changes in workspace use can shift consumption. We distinguish owner and tenant contracts and account for planned refurbishment when considering contract terms and volume flexibility.
Explore offices further ↗Coordinate communal electricity for stairwells, lifts and building services, alongside energy for central heating across multiple buildings. Tenant changes, vacancies and changes in heating systems feed into demand planning. We distinguish communal supply points from individual residential contracts and establish which volumes can actually be tendered together.
Explore residential further ↗Opening hours, seasonal peaks, lighting and, where relevant, refrigeration create different consumption profiles. Shopping centres combine shared areas with separately supplied tenant units. We clarify contractual responsibility and volumes for each supply point and account for changes in tenant mix before putting comparable requirements out to tender.
Explore retail further ↗Warehousing, cold storage, handling equipment and charging infrastructure can have very different load profiles. New shifts or additional vehicles change demand, while solar generation affects grid purchases. We consider these changes alongside lease terms and site plans so contracted volumes align with remaining demand.
Explore logistics ↗Occupancy, catering, laundry and wellness facilities influence electricity and heating demand throughout the year. Seasonal closures or upgrades should therefore be reflected before the next bill arrives. We incorporate operating plans into volume forecasts and contract terms and clarify responsibilities between owner and operator.
Explore hotels ↗Continuous operations, hot water, ventilation and specialist requirements shape demand at many facilities. Extensions and changes in occupancy affect procurement. We align volumes, contract deadlines and approvals with your organisation; technical supply resilience and backup power arrangements remain separate operational responsibilities.
Explore healthcare & care ↗Churches, parish halls, offices and social facilities have different operating hours and budgets. A shared data baseline helps organise decentralised contracts while respecting the responsibilities of individual organisations. We account for approval processes, seasonal use and green-energy requirements when coordinating a tender.
Explore church properties ↗Student accommodation, serviced apartments and co-living combine residential use with different operator services. Frequent occupancy changes and furnished units may require different processes from conventional lettings. We clarify metering and contract structures, shared consumption and expected occupancy before defining the combined energy requirement.
Explore apartments ↗Homes, workplaces and local services involve different owners, operators and occupiers. Shared energy systems do not automatically mean a shared supply contract. We clarify procurable volumes and responsibilities and consider development phases, new uses and on-site generation within a coordinated procurement strategy.
Explore neighbourhoods ↗Consumption, contract terms and energy costs per supply point are our starting point. Together, we define objectives and a suitable procurement model.
Supply start, changes, contract deadlines and the next procurement round: we carry out the tasks agreed with you throughout the contract term.
We agree contacts and responsibilities together.
We clarify which data are available, how they are provided and which analyses you need.
Where consumption data are available, we can support reporting, for example through agreed access to your energy supplier’s customer portal. If your property managers is to provide the data, we coordinate the process with them. We agree scope and responsibilities with you. NeoBid One is available for collaboration.
Understand price developments, market drivers and energy market changes: our articles provide context for your next procurement decision.
We usually develop a tailored solution. Together, we define the Procurement strategy and risk profile, aligned with your property strategy, consumption and sustainability objectives.
Procurement strategy in detail ↗Hold, sell, refurbish or re-let? We consider annual consumption, load profiles and planned changes together. Tenant changes, vacancies and the registration and deregistration of supply points are explicitly included. New occupiers, operating hours or on-site generation can change volumes and contractual responsibilities. We coordinate handover dates and notification processes within the agreed support remit.
Support for tenant and supply-point changes ↗How much price and volume risk can your business, fund or individual property bear? Together, we define budget objectives, approvals and the share of volumes to secure. Excess and shortfall volumes, tolerances and potential additional purchases are assessed alongside price certainty and contract duration. What matters is how the actual offer treats deviations in consumption, not just its headline energy price.
Understand volume bands and tolerances ↗The components can be combined as needed, for example secured volumes with a spot-market share.
We clarify how much consumption may fluctuate and which changes are foreseeable. The tender considers volume tolerances, excess and shortfall treatment, and potential supply point additions and removals. The terms actually agreed in the contract are decisive.
You determine whether conventional or green products are tendered and which evidence is required. For electricity, we distinguish guarantees of origin, additional quality labels and requirements for generation type, origin or plant age. A guarantee of origin documents renewable origin; it alone does not demonstrate additional renewable capacity.
For gas, we assess the specific product composition, such as a biomethane share, and the associated evidence. Offsetting and renewable origin are assessed separately. Together, we define the quality and documentation your reporting requires.
Guarantees of origin explained: German Environment Agency ↗IMMO-Fix, IMMO-Pool and IMMO-PPA provide orientation. The specific structure follows the strategy developed with you.

FREQUENTLY ASKED QUESTIONS
Discuss your question ↗Consumption, contract terms and energy costs for each supply point are enough to get started. Together, we identify any additional data needed for your tender.
You decide on the award. NeoBid prepares the offer comparison and recommendation based on price, contract terms and suitability for your needs.
There are no consulting fees for you. NeoBid is remunerated by the energy supplier awarded the contract. You select the supplier; we prepare the tender and offer comparison. We agree the scope of our work with you before you appoint us.
Our collaboration in detail ↗Depending on your consumption profile, planning horizon and risk appetite, fixed-price, pooled procurement or PPA models may be suitable. Together, we assess which approach fits your supply points, contract terms and volume requirements.
Compare procurement models ↗Yes. You decide whether to tender conventional or green energy and which evidence you require. We consider these requirements when comparing offers. For electricity, we review guarantees of origin and, where relevant, additional quality labels; for gas, the product composition and agreed evidence.
Define your supply requirements ↗Joint procurement across several properties and participating tenants can be useful. We first clarify who is responsible for each supply contract, which authorisations are available and how contract terms align. Tenant contracts are not included automatically; participation and responsibilities are agreed in advance.
Explore property types ↗We support the agreed contract management tasks, such as monitoring deadlines, handling supplier queries and changes to supply points. Registrations and deregistrations when tenants change, as well as consumption and cost reporting, can also form part of the mandate. We agree the scope and responsibilities together.
